Purchasing your first home is very exciting but it can also be rather scary. Where do you start? Where should you look for the house? What are the interest rates? Is this a good time to be buying a home? So many questions...
The first thing you should do is check out how much of a mortgage you are eligible for. Ask around and see if you can find a mortgage broker that someone else recommends. Please keep in mind, that just because you can get a mortgage for a certain amount, doesn't mean that you should purchase a home that requires that high of a mortgage. You will need to consider what your payments will be and the fact that there are other things in your life that you will still like to have the money to pursue.
Since this is your first home (and there will be others to follow) you should decide what it truly important to you. For example; what towns would you consider living in, how many bedrooms do you need, how many bathrooms, does the home have to have a basement etc. You will need to compromise on some things so it's important to know what you will not compromise on.
Once you have met with a mortgage agent and have begun the process of getting a mortgage approval, not just a mortgage pre-qual, you should find a professional full time real estate agent who works as a Buyers Agent. That means that they are always working for you and trying to get the best price and terms for you and not for the seller.
Find an agent that you feel confident in and comfortable with. Be loyal to your agent and they will work hard to find you just the right home. Remember, every agent can show you any home. We all have access to the same inventory even homes that are listed as an exclusive. By law, all agents must be allowed to show any property to their clients, even exclusives.
I have prepared a Buyers Guide that explains step-by-step what to expect from looking for a home up to the closing day. I would be happy to send you a copy. Just fill out the form below if you have any questions or if you would like a copy of my Buyers Guide .
Of course I am a Buyers Broker, whenever I'm working with buyers, and I would be pleased to help you find a home.
Helping first time buyers find a home is one of the many joys of life that help to keep me...
