Purchasing a home is very exciting but it can also can be confusing. Where do you start? What are the interest rates? Is this a good time to be buying a home? So many questions...
The first thing you should do is check out how much of a mortgage you are eligible for. Find a mortgage broker that you've worked with before or one that someone recommends. Please keep in mind, that just because you can get a mortgage for a certain amount, doesn't mean that you should purchase a home that requires that high of a mortgage.
If you have a home to sell it will need to be in Full Contract before anyone will accept an offer to buy their home. However, that doesn't mean that you can't start looking for your next home.
Once you have met with a mortgage agent and have begun the process of getting a mortgage approval, not just a mortgage pre-qual, you should find a full time real estate agent who works as a Buyers Agent. That means that they are always working for you and trying to get the best price and terms for you and not for the seller. It can be the listing agent on your home, if you have a home on the market. When they're selling your home they are your Selling Agent but whenever they show you a home for sale they are your Buyers Agent .
Find an agent that you feel confident in and comfortable with. Be loyal to your agent and they will work hard to find you just the right home. Remember, every agent can show you any home. We all have access to the same inventory even homes that are listed as an exclusive. By law, we must be allowed to show all properties to our clients, even exclusives.
